This position supervises and supports the development (from concept to stabilization) of managed Housing with Services/Assisted Living communities and Skilled Nursing. The position collaborates with 3rd party investors and assists in the development and operational success of the communities. The Director of New Development works in partnership with the senior living executive team as well as the team that is responsible for new development. Position Functions and Responsibilities: Collaborates with project development team on pending projects for architectural plan, building scope, and building needs: Develops construction standards based on building requirements for the various projects in collaboration with the owners. Represents Lifespark at meetings with developers /owners Provides input into decisions on building layout and amenities keeping with budget and marketing requirements. Serves as consultant to developers regarding the special physical plant needs of an Assisted Living building and pertinent state regulations. Reviews final building plans to ensure that all aspects of physical plant layout are appropriate to the needs of Assisted Living residents (from outlet placement to large equipment) and consistent with state regulations. Leads the Lifespark development team. Collaborates with Lifespark's development team to allocate resources, match proforma to project scope and communicate with partners: Determines appropriate staffing model for the building. Works with Director of Finance to prepare proforma. Ensures that staffing and other expenses align with the proforma. Adjusts project budget as necessary Serves as project manager for the startup checklist: Creates/maintains checklist of the work to accomplish for a new business startup. Follows up with builder/developer on any areas of concern or non-compliance Completes and assures any license to operate is applied for and operational upon acquisition of community. Provides high level support and oversight of new building operations: Supervises operations director for new buildings. Ensures that all aspects of care and services are implemented effectively and consistent with Lifespark policies and pertinent regulations. Once new buildings are stabilized, ensures appropriate hand-off to operations division as needed. Utilizing organization standards and transition hand off check list. Collaborates with and makes recommendations to Lifespark's marketing team for marketing of the buildings Collaborates with Lifespark to assure coordination with other Lifespark servi es if appropriate in the market of the new community. The Director is a leader in the organization for supporting the Lifespark "eco system" language and operations. Participates in various industry associations and work group to maintain connections in the industry. Qualifications: Bachelor's degree i. Healthcare, Real Estate, Finance or similar degrees is required. Minimum of 5 years' experience working in health care development and/or operations. Experience with skilled nursing, assisted living, independent living, and senior healthcare is preferred. Ability to understand and effectively help facilitate change management process and manage multiple projects at one time. Ability to use various Microsoft tools to manage projects, complete work and communicate with large teams. Proven success leading teams and representing the entire company, including role modeling the culture, values, and expected behavior. Comfort in ambiguity and ability to make sound choices in complex situations which balance the needs of the business and the employee.
