What this job involves - Oversee and monitor the operation and make adjustments of co-gen, refrigeration, emergency backup systems and boiler systems; monitors operation, adjusts, and maintains refrigeration, chilled water; turbines, boilers, pumps, valves, piping and filters; other mechanical ; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.What is your day to day?
Manage and distribute work to the site utilities teamPlan, prioritize, schedule, assign, supervise, and participate in the work of employees responsible for site utilitiesIdentify resource needs; review needs with the appropriate management staff, and allocate resources accordinglyTrain or coordinate training for teams in maintenance and operations, safety methods, procedures, and techniques, and conduct safety meetings dailyParticipate in the development of the department's goals and monitor work activities to ensure compliance with established objectivesPrepare scope of work, plans, and other documents to develop appropriate (RFP) Requests for Proposals, and reportsAssist in the identification of potential utilities that exist within work areas before new development takes place.Perform bid walks, coordinate pre-construction meetings, and manage facility related construction projects with contractors, such as remodels, renovations, new construction, and other special productsCoach employees in the areas of job performance, attendance, safety and other related appraisal criteriaUses CMMS system and other computer systems to maintain records and files essential to meaningful analysis and reporting of informationRequires the ability to analyze and direct support for the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
Physical Job Requirements -
Ability to lift, bend, and move in such a way as to perform job tasks in a safe and approved manner. Must be able to lift 50lbs.Overhead work / working at heights required.Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicleAble to work in close places such as closets, crawl spaces, attics, vaults, etc.Subject to 24-hour availability and required to work in all weather conditionsEnvironmental conditions will vary based on the job being performed. Work may take place in either the maintenance shop and/or in the plant depending upon the job requirements. Must be capable of working outdoors in all types of weather conditions.Perform troubleshooting, PMs, PDMs, and physical repair work along with team as neededRead and interpret prints and schematic drawings; mark up and create red line drawingsShould be well versed in site utility operations, HVAC, VFD and controls and associated systemsShould be well versed in BAS, controls and instrumentationStrong electrical troubleshooting and controls knowledgeStrong knowledge of lighting systems, UPSs, generatorsMust be capable of identifying, utilize, instruct and operating tools and equipment associated with craft disciplineMust demonstrate the ability to comprehend and recognize all job-related work permits and complete Job Hazard Analysis and ensure team follows all SOPs, procedures and policiesMust be able to perform work wearing personnel protective equipment. Including but not limited to the following: rain gear, chemical protective clothing, supplied air and air purifying respirators, safety harness, sand blast hoods, flame retardant coveralls, flash suit with gloves and hood, hard hat, ear plugs, and safety glassesShould be able to estimate costs and order materialsMust be qualified to operate a man lift, scissor lift, forklift and respirator fittedMust be able to work in high places (not afraid of heights) and work in confined spacesMust be able to work off lifts and scaffolds and understand elevated work standardsComply with policies for the safe storage, usage and disposal of hazardous materialsDocument work performance and materials procurement, as directed
Desired experience and technical skills Required
NJ Red Seal Stationary Engineers LicenseMinimum of two years of related trade schooling or five years of work involving chillers and boilersKnowledge of OSHA standards and local codesMust have adequate skills to perform required job functions with minimal supervisionAble to work in a customer service environment interacting with the clientTeam player with good interpersonal skillsConflict resolution skills. Ability to communicate well in both oral and written reportsProficient with computer-based systems and programs, including Microsoft Office and Outlook
