About The Role:

Settled in the award-winning San Diego Convention Center, the Maintenance Manager supervises the daily operations of the HVAC, Electrical, Plumbing, Mechanical, Carpentry and Painting departments. This includes conducting regular inspections of work performed, maintaining equipment, and assigning workers to various projects based on available resources and event activity. Duties include tracking expenses, reporting progress and assigning schedules. Responsible for the general upkeep of the Corporation’s facility.

What You Will Do:

  • Directs the on-going installation, maintenance and repair of mechanical, plumbing, electrical, HVAC equipment, facility finishes, and mechanical equipment (forklifts, carts, scrubbers). Ensures work is compliant with all safety regulations, building codes and operating processes.Oversees the daily event support, including scheduling HVAC and lighting controls. Coordinates emergency repairs affecting events.

  • Tracks repairs/maintenance.

  • Assists with the development and implementation of most effective means for repairs & maintenance while keeping up to date with developing methods and technology.

  • Manages department resources to ensure compliance with budget objectives, standards of facility repairs, equipment tracking, computerized maintenance management system (CMMS), and regulatory compliance.

  • Maintains the CMMS and runs reports as necessary to conduct labor analytics, asset management, and service timeframes. Collaborates with the Asset Manager to optimize the CMMS system.

  • Interfaces with contractors for projects as needed. Creates written specifications for services in accordance with established bid processes.

  • Monitors contractor’s performance for quality of work, billing accuracy and adherence to policies and procedures for all contracted maintenance and repairs.

  • Assists with the development of the annual budget; tracks expenses against budgeted amounts; ensures costs are reviewed and allocated appropriately.

  • Works with technical engineers as needed for capital projects and input for asset maintenance.

  • Inspects the facility and equipment to ensure safety and physical appearance.

  • Assists with the planning, response, and recovery operations for emergency situations and/or disaster recovery and coordinates the implementation of appropriate responses.

  • Ensures conformance with all relevant laws, regulations, standards, practices, policies and procedures.

  • Collaborates with building code officials, fire marshal, insurance inspectors, planning/zoning officials, permitting, development services, and other authorities when required.

  • Partners with Procurement to coordinate convention center site walks and proposal evaluations with third parties.

  • Participates in the discipline/grievance processes and in Collected Bargaining Agreement negotiations. Responsible for understanding and adhering to the CBAs.

  • Reviews key performance indicator (KPI) tracking and periodic (daily, weekly, monthly) reporting for all relevant safety, productivity, performance, and quality as requested.

  • Conducts and documents weekly trade meetings.

  • Other duties may be assigned.

    What You Will Need:

  • Directly supervises maintenance staff and is responsible for the overall work performed by the division employees. Manages third party contractors and consultants. Responsible for assigning work commensurate with their qualifications and existing workload, identifying training needs, developing and participating in new hire orientation, tracking performance, coaching, and motivating team members to ensure the execution of a successful building maintenance strategy.

  • Bachelor's degree from an accredited college or university in construction management, engineering, or business and at least five (5) years of increasingly responsible experience in facilities, maintenance, and operations, or construction management; including at least four (4) years of supervisory experience or equivalent combination of education and experience.

  • Experience in a governmental environment or hospitality industry directly overseeing building maintenance projects, and knowledge of building codes with associated laws is highly desirable.

  • Building Operator Certification is desirable.

  • Knowledge of facility management and maintenance programs. Ability to trouble shoot building systems and develop repair approach within tight time frames.

  • Ability to establish and maintain effective working relationships with subordinates, staff, outside contractors and vendors.

  • Possesses strong communication and teamwork skills to adapt to changing circumstances.

  • Able to problem solve and negotiate to achieve best results using critical thinking and analytical skills.

  • Intermediate user of Microsoft applications including Word, Excel, and Outlook.

  • Ability to remain in an office at a computer workstation and maneuver throughout the facility.
