Microsoft Corporation Lease Center of Excellence - Senior Program Manager in Redmond, Washington

Microsoft Cloud Operations and Innovation (CO+I) is the team behind the Microsoft’s Cloud infrastructure and is responsible for innovating, planning, designing, building and operating one of the largest datacenter fleets in the world. We support product teams by providing a secure and trusted, cost-efficient and highly available global infrastructure that Microsoft’s customers depend on. We are seeking a Lease Center of Excellence - Senior Program Manager to join our Lease Center of Excellence. This pivotal role will drive the development, implementation, and optimization of strategic initiatives that bridge real estate and technology, propelling Microsoft forward.

This role involves collaboration with cross-functional teams to drive initiatives that enhance the performance and efficiency of our leased Datacenter (DC) portfolio. The role emphasizes fostering a culture of continuous improvement, utilizing data and insights for informed decision-making, and implementing changes based on those insights.

The successful candidate will bring a blend of analytics and insight development, program management and executive level communication skills. They will lead multiple simultaneous large-scale initiatives with a balance of technical leadership and business judgement. They will also bring a combination of business and planning-related domain expertise with the ability to work with diverse stakeholder groups to develop creative solutions to drive changes in our complex and rapidly growing Cloud Infrastructure.

Responsibilities

  • Program manages a medium to high complexity portfolio of regional and/or global real estate activities by evaluating, selecting, developing, and managing real estate transactions.

  • Develops and presents project scope, supplier performance levels, stack plans, occupancy plans, regional strategies, and project updates for various Microsoft stakeholders and government entities.

  • Drives execution of strategies aligned with company priorities within approved timelines.

  • Develops and owns multi-year regional and participates in global strategies with stakeholders.

  • Monitors program and service-delivery feedback to improve performance.

  • Identifies goals and opportunities for improvement in partnership with the leadership team.

  • Evaluates processes, collaborates with business partners and strategic vendors, and recommends, creates, and implements innovative solutions.

  • Collaborates with client leadership to ensure complex project goal alignment and contributes needed technical knowledge to internal teams (e.g., Site Acquisition Managers, Finance, Procurement, Security, and Legal Affairs (CELA), Project Engineering, Business Risk Management, etc.)

  • Facilitates and assists in obtaining business group management alignment with project options.

  • Optimize lease portfolio performance through collaboration with stakeholders across the company (engineering, health & safety, marketing, sales, finance, legal) in development of business strategy, translate business strategy into an ecosystem strategy, and identify and architect partnerships and contracts that can drive significant new businesses for Microsoft.

  • Identify, develop, and propose opportunities to support our growth by managing strategic relationships, and developing/leading strategy. Ensure environmental, health and safety, anti-corruption/anti-bribery and other considerations are being managed and executed optimally.

  • Monitor operational performance and track efficacy relative to expectations post-close.

  • Maintain ongoing relationship with partners to ensure compliance and commitments are fulfilled.

  • Maintain a network of relationships across the industry with partners, potential partners, acquisition targets, competitors, investors, thought leaders, etc.

  • Leverage relationships in opportunity identification and execution.

  • Plays a vital role in strategic evaluation and business planning, coordination of financial, technical, tax and legal due diligence, and post-close integration planning.

Qualifications

Required Qualifications

  • Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 5+ years relevant experience

  • OR 7+ years equivalent experience.

Preferred Qualifications

  • Experience in structuring, influencing/negotiating, and managing complex commercial deals and/or acquisitions

  • Engineering degree or MBA is preferred

  • Interest in technology with business skills including: commercial, investment and acquisition contract review negotiation and due diligence and the ability to work independently across multiple groups in a rapidly changing business environment.

  • Organization skills with demonstrated ability to be adaptable and resilient.

  • Proven track record of achieving results in midst of ambiguity across multiple organizations.

  • Ability to simplify complex ideas into easy-to-understand concepts.

  • High level of integrity and transparency. Capability to build partnerships of trust across internal organizations.

  • Ability to influence and drive results in a complex and highly ambiguous technical and business environment including ability to communicate and influence all levels from executives on down and all functions (including engineering, marketing, sales, services, finance and legal).

  • Independently leading cross-disciplinary virtual teams and driving key business development initiatives for moderately complex deals from creation to implementation in partnership with Microsoft executives.

Real Estate Portfolio Management IC5 - The typical base pay range for this role across the U.S. is USD $115,000 - $200,300 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $146,200 - $219,200 per year.
