ABM Industries Area Operations Manager in Raleigh, North Carolina

Overview

Essential Functions

  • Manage the service activities for the Area territory.

  • Ensure that services are performed as contracted and at the intended profit margins.

  • Manage supplies, equipment, and personnel necessary to meet customer specifications.

  • Interact with customers daily to obtain feedback on services and special needs.

  • Manage potential customer problems and concerns.

  • Manage the company’s quality control monitoring and safety programs at the assigned Area territory.

  • Conduct quality of service inspections at Area territory work sites.

  • Attend ABM training workshops as required.

  • Develop operational improvement plans and implements process changes within assigned Area territory.

  • Ensure compliance with company policies and procedures and all federal, state and local government regulations.

  • Ensure that all paperwork, including terminations, labor variance action plans, and operational models is complete and accurate and is submitted in a timely manner.

  • Analyze and manage, in a proactive manner, both the financial and the operational performance of the assigned Area territory.

  • Ensure that payroll is accurate and submitted to the appropriate payroll personnel in a timely manner and, when applicable, correct any payroll discrepancies.

  • Manage and provide leadership to Supervisors, and Lead personnel assigned to the Area territory.

  • Work with Area General Manager to develop an action plan for all invoices that are outside of the contractual parameters.

  • Ensure that vehicle inspections are performed monthly and vehicle maintenance is scheduled and performed on all area vehicles.

  • Responsible for directing work; appraising performance; rewarding and disciplining subordinates; addressing complaints, resolving problems, and terminating employees.

  • Perform other duties as assigned

Qualifications

Area Operations Manager who is goal oriented, self-motivated and has demonstrated leadership skills. As the Area Operations Manager, you will manage the operations leadership and skilled trade personnel maintenance, repair, retrofit, or replacement of our customer's mechanical systems and equipment.

  • 10+ years in HVAC service operations required.

  • Oversees multi-million-dollar service operation

  • Responsible for customer base within the Area territory

  • Direct reports include: Service Manager/Supervisor and service staff, Area Project Manager/Supervisor and installation staff.

  • Manages and develops the Service staff, which includes hiring, terminating and disciplining of employees, scheduling employees, setting work priorities, conducting staff meetings, counselling employees, evaluating performance and directing work assignments to ensure effective production.

  • Education and/or training in any or all of the following: electronic/mechanical systems, HVAC, chillers, boilers, building controls systems required.

  • Previous experience as a commercial service technicians preferred.

  • Additional certifications are strongly preferred: General Contractor License, Mechanical Contractor License, EPA Certification, OSHA certified, Master HVAC License, and other technical trainings.
