Summary

The Principal Program Manager plays a pivotal role in developing and executing the strategic roadmap for real estate initiatives within the Company. Reporting directly to the Director of Real Estate Services, this role involves defining, prioritizing and sponsoring large, complex real estate projects and initiatives, while ensuring alignment with Company objectives and priorities. The Principal Program Manager serves as the liaison between the Real Estate Services department, project management teams, and key business stakeholders to drive successful outcomes.

Key Responsibilities

Strategic Roadmap Implementation:

  • Develops and executes a comprehensive strategic roadmap for real estate initiatives in alignment with organizational goals.

  • Leads the planning, prioritization, and sequencing of projects to ensure effective execution of the roadmap.

  • Monitors progress against strategic objectives, identifying and addressing any deviations or roadblocks.

Program Management:

  • Collaborates with internal project management teams in the sponsorship of large capital projects related to real estate.

  • Provides guidance to project managers regarding project goals, scope, constraints and changes to baselines.

  • Coordinates cross-functional teams and resources to support project implementation and resolve any issues or conflicts that arise.

Project Consultation and Planning:

  • Takes full responsibility for the definition, objectives, and successful outcomes of complex projects (typically with significant business, political or high-profile impact and high-risk dependencies).

  • Consults with key stakeholders and business partners to ensure strategic alignment, cost effectiveness and mitigation of negative operational and/or customer impacts of business initiatives and projects; develops objectives and high-level scope; assists in or develops business case/justification.

  • Defines the approach/policy and sets standards for the support provided for managing and monitoring portfolios, programs and projects. This can also include the governance/management of resources, directing and leading the implementation and ongoing operation of an effective service organization, ensuring delivery of effective services/resources in line with current and planned demand and reviewing the effective provision.

Team Leadership

  • Serves as liaison to internal business partners, executives, and key stakeholders.

  • Leads multiple major projects/initiatives in completing strategic projects. Provides staff leadership to team members; facilitates team meetings, cultivates and reinforces group values, norms and behaviors; provides guidance and motivation to team on performance and productivity issues; ensures compliance with established project management methodologies and standards; takes corrective action as needed.

  • Collaborates with internal project management teams and key business stakeholders to facilitate complex real estate projects. Demonstrate strong leadership by providing timely updates to all stakeholders.

Project Controls

  • In partnership with internal project management organization, establishes and maintains formal controls to manage and monitor project budget, scope, quality, schedule and risks to ensure projects are completed on time, within budget and effectively. Negotiates necessary project changes with project sponsor. Maintains, adjusts and updates project plans as needed.

Risk Management and Compliance:

  • In the context of the real estate strategic plan, identify potential risks and challenges associated with real estate projects and develop mitigation strategies to address them.

  • Ensure compliance with relevant regulations, policies, and standards governing real estate activities.

  • Monitor and evaluate the effectiveness of risk mitigation measures, making adjustments as necessary to minimize exposure.

Stakeholder Engagement

  • Serve as the primary point of contact and liaison between the Real Estate Services department and key business stakeholders.

  • Engage with stakeholders to understand their requirements, priorities, and concerns related to real estate projects.

  • Communicate project status, updates, and risks to stakeholders in a clear and timely manner, fostering transparency and alignment.

Process Improvement

  • Drive continuous improvement initiatives within the Real Estate Services department, seeking opportunities to optimize processes, enhance efficiency, and deliver greater value.

  • Collect feedback from stakeholders and project teams to identify areas for improvement and implement best practices.

Program Reporting and Documentation

  • Ensures all programmatic documents, such as the real estate roadmaps, are catalogued and archived in a secure and efficient manner; documents and files all “lessons learned” along with all program historical plans and documents.

Internal Collaboration

  • Develops and maintains key relationships across the business, including with senior executives; provides subject matter expertise for program management and/or process improvement. Collaborates with, mentors and/or assists in providing feedback to other PMs or supports to continually improve project standards and methodology.

External Relationships

  • Actively partners and participates with other utilities to strengthen and create opportunities to share best practices.

Education/Experience/Certifications

  • Education: Bachelor's degree in Business Administration, Real Estate Management, Project Management, or related field; Master's degree preferred.

  • Experience: Typically ten or more years in program or project management or a related field, particularly in overseeing complex real estate programs/projects and initiatives.

  • Certifications: PMP certification or equivalent preferred.

Compensation Range:

$116,410.00 - $216,190.00

Actual total compensation, including a performance based incentive bonus, is commensurate with experience, skills, qualifications, education, training, and internal equity. While we anticipate the selected candidate for this position will fall towards the middle or entry point of the compensation range, the decision will be made on a case-by-case basis.
