INTECH Construction, LLC Estimator in Philadelphia, Pennsylvania

Responsibilities and Expectations:

Administration:

Order bid documents through the Contract and Insurance Coordinator for distribution to key subcontractors, where appropriate. Large printing expenditures should be cleared with the Director of Pre-Construction Services.

Coordinate all project information with the Project Team.

Utilize INTECH's estimating systems, formats and procedures.

Bidding:

Generate interest and identify key Subcontractor participation. Contact relevant Subcontractors to enlist their support.

Develop a rapport with Suppliers and Subcontractors, in order to establish a complete list of all subcontractors bidding the job. Contact Subcontractors and solicit their bids.

Review drawings and specifications and raise issues regarding construction related problems, completeness of information, and potential risks. Review with the Project Team. Formulate questions to be raised to the Consultants prior to the bid/estimate.

In conjunction with the Project Director (where appropriate) and/or the Vice President of Estimating and Purchasing, review the Construction Documents and create appropriate bid packages.

Develop a detailed spreadsheet for bid comparison purposes.

Evaluate subcontractor proposals regarding accuracy of scope and price.

Estimating:

Take-off and price all line item work as appropriate. During Programming and Schematic Design Stages, provide conceptual budgeting support and estimates.

During Design Development and Construction Document Stages, prepare complete project estimates with special emphasis on the architectural and structural trades including complete labor, material and equipment take-offs extended by unit costs for each project component.

Maintain a unit price database for line item estimating. Review unit prices with Subcontractors and update as necessary.

Compare and revise in-house estimates with Subcontractor pricing where possible.

Review productivity assumptions and crew sizing where possible.

Purchasing:

Develop scope, prepare bid packages and purchase line items, necessary for early purchase to maintain the schedule.  Purchase appropriate coordination, unloading, distribution and installation from Subcontractors.

Review Subcontractor's proposals for scope, price, schedule, and adherence to the Subcontract terms and conditions.

Make buy recommendations to the Project team.

Review subcontract terms and conditions with selected subcontractors.

Prepare Subcontract Agreements/Purchase Orders ensuring scope of work is concise and accurate.

Negotiate modifications to the scope of work as necessary.

Negotiate modifications to the terms and conditions of the Subcontract agreement, in conjunction with the Principal, General Counsel & Vice President. 

Technical Knowledge:

Participate in the Value Engineering Process with other team members during Pre-Construction. 

Conduct constructability reviews on the contract documents.

Maintain a good working knowledge of construction processes, and continue on-going education.

Evaluate project logistics plans and provide appropriate input.  Ensure appropriate purchase of temporary installations. 

Working knowledge of Procore and Bid Smart preferred.

Coordination:

Provide necessary support to the Pre-Construction and Operations Departments as it relates to all line item work.

Provide support to Operations Personnel relative to problem solving, pricing of major changes, re-design requests and schedule issues.
