Job Description

AECOM is seeking a qualified Construction Project Manager to be based in Orange, CA . This position will provide on-site support for various school projects involving repair, maintenance and minor construction requirements on a variety of projects ranging from sustainment, restoration, and modernization, renovation and alteration Projects that are primarily located in Los Angeles County

  • Manages one or more very complex project, involving a combination of the following:

  • Clients with a national geographic footprint; OR,

  • Projects involving a full spectrum of services offered by IE; OR,

  • Other complexities, such as projects that involve litigation, environmental protection, due diligence, etc.

  • Manages all phases of projects (from beginning to close out).

  • Has consenting and regulatory authority for approvals.

  • Manages other Project Managers.

The responsibilities of the Project Manager include:

  • Managing construction project(s) for on time, and within authorized cost and to the required quality.

  • Manages project scope, schedule, budget, quality, safety, and change management.

  • Serves as Owner’s Representative.

  • Under general direction: supports portfolio of clients with multiple projects in active and secure buildings / campuses, consisting of major or minor modernization, renovation and alteration projects, systems upgrades, and tenant improvement projects for buildings and sites.

  • Serves as primary point of contact in the field – reports to, collaborates with, and communicates with the Owner’s project team (CO, PM, COR, Ppty Mgr, O&M, stakeholders, etc); and professionally interfaces with the project design and constructor teams, provides proactive project assessment and support, and maintains team engagement, and client satisfaction.

  • Under general direction assists in: delivering revenues assigned from specific clients, promotes repeat business by delivering exceptional quality and execution of projects. Maintains profit margins, plans and completes projects with professionalism.

  • Under general direction provides on-site observation / progress documentation of the construction activities, completion of work, contract compliance, recognizes risk and develops mitigation strategies, minimizes unsatisfactory work and exposure to claims.

  • Project specific responsibilities include but are not limited to: supports project from inception to completion, coordinates reviews, manages submittal processing, provides quality assurance, observes and certifies work in place as part of processing invoices, manages meetings and site observations, manages change and claim management (RFI, PCO, and COP), tracks project status and quality compliance providing reports relative to schedule, cost control, quality, staffing, observe building / worker / tenant and public safety, provides tenant and stakeholder communications, maintains accurate, fair, and unbiased dailies, and other professional support and contract requirements. Coordinates and supports other AECOM field and project support personnel (estimators, schedulers, engineers, QA/inspectors, and consultants) through all project stages and phases. Follows and executes the projects in compliance with the Quality Management System and manages project data via the clients’ preferred PMIS.

Qualifications

Minimum Requirements

  • Bachelor’s degree plus 4 years of related experience or demonstrated equivalency of experience and or education

  • Valid Driver's license

  • Must be able to pass: AECOM background check, client background check, including fingerprinting and security adjudication

Preferred Requirements

  • Experience based on JOC - Job Order Contracting delivery method

  • JOC - Job order Contracting experience

  • Bachelor’s degree in Construction Management, Architecture, Engineering, or related field

  • K12 and/or Community College/College/University) experience

  • Experience supporting and/or managing complex projects as a Construction focused Project Manager

  • Knowledge of and proven experience with construction phase management (CM/PM support services, Owner’s Representation, field observation, and contract management), closeout and warranty phase management (Cx support, warranty backcheck)

  • Thorough knowledge of construction principles, practices and procedures, regulations, principles of project management, and field activities

  • Competent knowledge of contract administration, public contract codes,

  • Professional demeanor, attentive and accommodating customer service skills, clear and detailed oral and written communication skills, collaborative team building skills, lead by example, proactive problem solver, capable of adjusting to changing job environments.

  • Proficiency with Microsoft Suite, and project specific support software: review and PIMS, CAD/BIM, Bluebeam, Procore, etc

  • Familiarity with accepted buildings practices, materials and techniques, safety procedures, experience with codes and permitting.

  • Ability to safely move throughout an active construction job site

  • PMP and/or CCM Certification is a plus

  • Additional information

  • Duties will be performed at clients’ construction site. Travel outside of the area is not anticipated

  • AECOM background screening, fingerprinting, DMV/MVA screening will be required

  • Client background screening, fingerprinting, and security adjudication may be required

  • Exempt position work schedule is typically five weekday / eight-hour workday for a standard forty hour minimum workweek with infrequent additional hours expected.

  • Occasional alternate hours are required to coincide and align with contractor activities and events occurring evenings or weekends

Offered compensation will be based on location and individual qualifications. The expected range is $92,000.00 - $165,000.00.
