Job Title: Title Examiner

PRIMARY RESPONSIBILITY :

  • Responsible for the review and notification of all title issues for all government, conventional and equity loans.

  • Responsible for analysis of reports to verify that all title issues have been properly identified, distributed and resolved, reviewing files, preparation of curative documents, and assisting clients in the resolution of title issues.

  • Identify all legal description, liens, encumbrances, conditions, legal borrower’s name, property information and other curative matters which could affect the use of the property.

  • Determine all matters which encumber the property and notify appropriate departments for clearance of pre and post sale government files.

    PRINCIPAL ACCOUNTABILITIES :

  • Maintains, develops and manages vendor network for all abstractors, title, property management and closing companies.

  • Orders, reviews and researches all HOAs, liens, title issues and any relevant documentation in a timely and thorough manner. Emphasis will be on verifying all information in the company software and the accompanying documentation that is accurate and complete, thereby providing a thorough notification to each client’s vendor system as well as internal departments.

  • Key functions will include: resolving problems related to missing, incomplete, inaccurate or contradictory information received and determining levels of risk pursuant to company practices, policies and state regulations.

  • Prepares Assignments and other documents as necessary.

  • Raising all escalated matters on the file and when to forward to appropriate departments and management.

  • Using discretionary judgment, consulting with the assigned supervisor regarding any delays and seeks guidance on technical problems.

  • Assists clients in curing any title problems by preparing missing assignments and affidavits.

  • Communicating effectively with customers, peers, vendors and management as needed.

  • Monitor, respond and resolve any email boxes, faxes and telephone calls regarding title related inquiries from different clients and internal departments.

  • Use creative thinking skills to research outside information services and well as become familiar with free and paid subscriptions to on-line information services as needed.

  • Perform additional duties as instructed not outlined herein.

    POSITION PREFERENCES:

  • High school diploma or equivalent.

  • Minimum of two years Title examination and Mortgage Banking experience both on-the-job and informal training.

  • Working knowledge reading and interpreting real estate documents.

  • Must be able to analyze data to discover facts, analyze existing evidence and facts, assist with business or managerial research, and examine documents for completeness, accuracy and conformance to state/company standards.

  • Must be detail oriented combined with analytical and problem solving skills.

  • Knowledgeable with Microsoft Office applications (Word, Excel) and Tax Certificate software. Ability to rapidly adapt to a variety of data base systems.

  • Must possess excellent written and verbal skills and demonstrate superior customer service skills
