Summary The incumbent is responsible for the coordination and completion of maintenance on utility systems and building maintenance at the Kernersville VA Medical Center while working independently. The incumbent will serve as a journeyman level maintenance mechanic and will complete a wide variety of installation, preventative maintenance, and repairs on mechanical, electrical, and building systems. Responsibilities *Incumbent must have EPA certification to handle refrigerants when making repairs to HVAC units. Duties for this position include, but are not limited to: Mechanical Systems: Incumbent will be responsible for operation, preventive maintenance, and repair on a variety of mechanical systems including HVAC systems. steam, plumbing, sewer, medical air, medical vacuum, and oxygen. HVAC systems will include water cooled and air chillers, piping, air handling units, fan coil units, pumps, valves, pneumatic and DDC controls, thermostats, and other system components. Incumbent will change HVAC filters throughout the station based on a preventive maintenance schedule. Plumbing repairs will include piping and all connected fixtures. Electrical Systems: Incumbent will be initial responder to electrical calls. Incumbent will be responsible for electrical maintenance including troubleshooting and repair of electrical components and controls on HVAC systems. Incumbent will make electrical repairs including reset of breakers to restore power, and minor repairs to lights, receptacles, and other electrical equipment. Building Maintenance: Incumbent will be initial responder to work requests involving building maintenance to walls, floors, ceilings, doors, etc, Incumbent will make emergency repairs as necessary. All major repairs will be referred to the Building Maintenance Shop. HVAC Work: Incumbent must have knowledge and skills necessary to operate, install, and maintain commercial HVAC systems and all associated components including water cooled chillers, air cooled chillers, air handling units, fan coil units, VAVs, pumps, valves, piping, humidifiers, dehumidifiers, controls, etc. serving all areas of the medical center including patient care areas, Operating Room, ICU, Lab, computer room and other critical areas. Incumbent must be able to troubleshoot and repair all components of HVAC systems. Incumbent will use pneumatic and electronic DDC controls to operate various systems. Incumbent will operate and maintain chilled water and steam components for each system. Incumbent must have knowledge and skills necessary to operate and maintain steam heating systems including piping, convectors, steam traps, heat exchangers, condensate pumps, etc. Incumbent must have knowledge and skills necessary to select proper filters for each application when changing HVAC filters. Physical Requirements: Incumbent is required to push, pull, reach, walk, kneel, bend, and occasionally work in hard to reach places. Incumbent occasionally lifts objects over 50 pounds. Work is sometimes performed on ladders and platforms. Working Conditions: Working conditions will expose incumbent to hazardous areas including the chiller plant, crawl spaces, and mechanical rooms where employee will be exposed to dirt, dust, heat, noise, and moving equipment. Incumbent will also work on roof top HVAC units and will be exposed to extreme outdoor temperatures and precipitation. Protective equipment including hard hat, safety glasses, goggles, dust mask, safety shoes, hearing protection and gloves must be worn when necessary. Personal protective equipment will be provided by VAMC.
