Westdale Asset Management Bilingual Regional Maintenance Manager in Houston or Dallas, Texas

Westdale Real Estate Investment and Management is a private real estate investment firm. Our primary focus is on multi-family, office, and retail ventures, where we can offer existing stakeholders and lenders a reliable source of capital, new sponsorship, and premier property-level operating capabilities when applicable. We currently have an exciting opportunity for an experienced Regional Maintenance Manager to effectively support a portfolio of apartment communities. 

Requirements

  • Must be able to work out of our office in Dallas or Houston, Texas.

  • Minimum ten years of experience working as a Service Supervisor, Lead Maintenance, or similar position on apartment communities.

  • Proven supervisory experience and superior leadership skills.

  • Excellent verbal and written communication skills.

  • Strong project management and organizational skills.

  • Must have great people skills and have an affinity and love for imparting knowledge and competencies to others. 

  • Basic computer skills including Microsoft Outlook, Word, Excel, and Yardi (or other applicable property management program).

  • Must speak, read, and write English and speak Spanish.

  • Type II or Universal HVAC Certification.

  • Reliable personal vehicle.

  • Valid TX Driver's License.

  • State-mandated auto liability insurance.

  • Must be available to travel.

  • Certified Pool Operator (CPO) a plus.

  • Certified Apartment Maintenance Technician (CAMT) a plus. 

  • Boiler maintenance experience a plus.

  • Previous teaching/training experience a plus. 

Responsibilities

  • Assists and trains Senior Service Supervisors, Service Supervisors, and Service Technicians III's in Westdale maintenance operations requirements and expectations. 

  • Develop an on-site maintenance guideline detailing Westdale maintenance policies and procedures. 

  • Collaborates with Director of Construction, Regional Director, and Community Managers within their portfolio to provide leadership and support for maintenance employees, lead maintenance teams, assist with all phases of the hiring and onboarding process. 

  • Reviews all maintenance logs monthly such as Refrigerant, Daily Pool Check, Lighting Inspection, and Boiler to ensure site staff is adhering to all company and regulatory standards and completing the logs accurately and timely.

  • Assists, motivates, and reviews maintenance supervisors including management of training and professional development. 

  • Ensures proper protocol is in place for on-site emergencies such as fires, floods, and structural damage and that employees are following published Emergency Procedures.

  • Recommends policy or procedure revisions as needed to improve operational performance and safety. 

  • Performs annual property inspections.

  • Assists with and reviews City and Lender property inspections as needed. 

  • Acts as a resource in the preparation of the operational budgets for maintenance departments.

  • Networks with industry peers to identify and establish the best maintenance practices and further industry relationships.

Work Days: Monday – Friday

Work Hours: 8:30 am - 5:30 pm

Required License or Certification: Valid Driver’s License in the state where the property is located, or a neighboring state in proximity to the property where applicable, or willing to obtain a Driver’s License to meet these stipulations within 60 days. Type II or Universal HVAC Certification.
