ATI Physical Therapy Sr Analyst Real Estate in Downers Grove, Illinois
Overview
Senior Real Estate Analyst supports Real Estate leadership in driving investment decisions for our portfolio of 850+ U.S. retail locations and new clinic development initiatives. This role is responsible for conducting in-depth analyses and providing strategic recommendations on real estate transactions, including new clinic openings, lease extensions, remodels, and other key projects. This role will work independently executing financial analyses, generating insights, and delivering clear, data-driven recommendations to Real Estate leadership and cross-functional teams. Additionally, this role will participate in managing and overseeing external broker partners, ensuring seamless execution of Letters of Intent (LOI) and other key documentation, while facilitating the handoff of projects to Leasing and Construction teams.
Responsibilities
Act as a strategic partner within the Real Estate team, delivering data-driven insights and investment recommendations to optimize the company’s portfolio. Leverage financial modeling and analysis to support key decisions on new clinic openings, lease extensions, remodels, and relocations.
Collaborate with cross-functional teams to develop business cases, ensuring alignment with company growth strategies and decision-making timelines.
Management of external broker partners; overseeing the execution of Letters of Intent (LOI) and ensuring a seamless handoff to Leasing and Construction teams.
Develop and present Real Estate Committee (REC) recommendations and reports to senior leadership, supporting high-impact real estate investment decisions.
Oversee Pipeline Management (Salesforce) and Real Estate GIS software tools, ensuring data integrity, reporting accuracy, and system optimization.
This role may require travel to ATI markets to support site selection, market expansion, and relocation efforts.
Qualifications
Minimum Education
Required:
- Bachelor’s degree in finance, Business, or Real Estate & Development related field
Preferred:
- MBA
Minimum Experience
Required:
5 years of related work experience demonstrated increase in scope of role.
Track record of being a ‘self-starter’ and driving adoption of analysis and approaches to solve complex business problems.
Track record of ability to collaborate and work well with others to yield results.
Preferred:
- Prior experience with Salesforce, Lease Management software, and GIS software is preferred but not required.

Strong expertise in financial modeling and investment analysis to support data-driven decision-making.
Proficiency in predictive modeling, including sales forecasting and cannibalization analysis.
Advanced/Expert proficiency in Excel with experience in Microsoft Office Suite and other data analytics tools.
Excellent written and verbal communication skills, with the ability to clearly articulate business problems and present recommendations to leadership.
Excellent collaboration skills to effectively partner with internal stakeholders and external brokers.
Proactive mindset with strong follow-through, the ability to work with urgency, and a focus on continuous process improvement.
Strong analytical and problem-solving skills, with the ability to interpret complex data, troubleshoot issues, and influence key stakeholders.
